Florida's Space Coast, and Titusville in particular, is one of the most exciting and welcoming places in the country for veterans to settle down. As a realtor here at In The Home Zone Realty, I've had the privilege of helping veterans navigate the home-buying process — and I want to share everything you need to know to make it as smooth and stress-free as possible.

If you're an eligible veteran, active-duty service member, or surviving spouse, the VA loan is hands-down the most powerful mortgage option available to you. Here's why:
That's right — zero down. Most conventional loans require 3–20% down, and FHA loans require at least 3.5%. With a VA loan, eligible borrowers can purchase a home with no money down at all.
Most loans with less than 20% down require PMI, which can add hundreds of dollars to your monthly payment. VA loans eliminate this entirely, saving you significant money over the life of your loan.
Because the VA backs a portion of the loan, lenders can offer lower interest rates than you'd typically find on conventional loans. Over a 30-year mortgage, even a fraction of a percent difference saves thousands.
VA loans have more flexible credit requirements than conventional loans. If your credit took a hit during your service years, you may still qualify.
Want to pay your loan off early? Go for it. VA loans never penalize you for paying ahead of schedule.
One thing to note: most VA loans do include a funding fee, which helps keep the program running for future veterans. The amount varies based on your down payment and whether it's your first time using the benefit. In some cases — such as veterans with service-connected disabilities — the fee may be waived entirely.
Before anything else, you'll need to confirm your VA loan eligibility. Your COE verifies to lenders that you qualify for the VA loan benefit. You can apply through the VA's eBenefits portal, through your lender, or I can help connect you with a trusted local lender who handles this regularly.
Work with a VA-approved lender to get pre-approved. This tells you exactly how much home you can afford and shows sellers you're a serious, qualified buyer. In today's market, this step is non-negotiable.
Think about what matters most — number of bedrooms, school districts, commute, proximity to the base, backyard space. I'll help you prioritize and find homes that check your boxes without wasting your time.
This is the fun part. We'll tour homes together, and I'll share my honest, no-pressure feedback on each one. My job is to find you the right home, not just any home.
When we find the one, I'll help you craft a strong, strategic offer based on market data and comparable sales. I'll negotiate on your behalf every step of the way.
VA loans require a VA appraisal to ensure the home meets minimum property requirements (MPRs). This is separate from a home inspection, which I always recommend regardless of loan type. If issues arise, I'll help you negotiate repairs or credits.
On closing day, you'll sign the final documents, pay any applicable closing costs (which can often be negotiated to have the seller cover), and receive your keys. Welcome home, veteran.
Once you're pre-approved, your finances are under a microscope all the way to closing. Here are a few things to avoid:
"VA loans take too long to close." Not true. With an experienced lender and a knowledgeable realtor, VA loans close on a similar timeline to conventional loans.
"Sellers won't accept VA offers." This misconception is fading fast. VA offers are strong and backed by the federal government. With the right presentation and negotiation, VA buyers compete and win every day.
"I can only use my VA benefit once." False. You can use your VA loan benefit multiple times throughout your life, as long as you meet the eligibility requirements.
"The home has to be perfect to pass a VA appraisal." VA appraisers look for safety, sanitation, and structural soundness — not cosmetic perfection. Many homes pass without issue.
