If you have been watching mortgage rates this fall, you have probably asked yourself one question: should I buy now or wait? Rates are above 7% again, and it is easy to feel like you missed your window. But in Brevard County, today's market has a silver lining that headlines leave out. Here's what is actually happening and how to make it work for you.
The 30-year fixed rate is hovering around 7.4%. Freddie Mac's weekly average hit 7.40% on October 8, and Zillow's average was 7.36% on October 15. That's more than a full point higher than this time last year (Norada Real Estate).
Why so high? The Federal Reserve raised its benchmark rate in mid-September, and 10-year Treasury yields, which mortgage rates tend to follow, have climbed with it. The Fed meets again on October 27–28, so expect rates to stay in the news.
The bottom line: most forecasters expect rates to hold near 7% for the rest of 2026. Waiting for a big drop this year is a gamble.
The median single-family home in Brevard County sold for $380,000 in July 2026 (Space Coast Association of REALTORS). Here's what principal and interest look like on that home with 10% down (a $342,000 loan):
30-year fixed rate | Monthly principal & interest |
|---|---|
6.4% | about $2,139 |
7.0% | about $2,275 |
7.4% | about $2,368 |
The difference between today's rate and one a full point lower is about $230 a month. That's real money, but it's not the end of the story. Taxes, insurance and HOA dues are extra, so ask your lender for a full payment estimate.
Higher rates have cooled the frenzy of a few years ago. Brevard County is in balanced-market territory, scoring 57 out of 100 on Momentum Realty's daily market index as of October 6 (Momentum Realty). Single-family prices have held flat year over year, and homes are spending around 50 days on the market.
In a balanced market, buyers can negotiate again. That opens up ways to bring your payment down:
There's an old saying in real estate: marry the house, date the rate. You can't change a home's price after you buy it, but you may be able to refinance if rates come down later.
Waiting has its own costs. You keep paying rent, and if rates do drop, more buyers will rush back into the market. That means more competition, fewer concessions and possibly higher prices. Buying in a calmer market can mean a better deal on the house itself.
That said, buying only makes sense if the payment fits your budget today. Don't count on a future refinance to make a home affordable. Talk with a trusted lender about your numbers before you decide.
Every buyer's situation is different. Whether you are buying your first home in Titusville or a waterfront pool home in Melbourne, we can help you weigh your options and negotiate the best terms in today's market.
