Why We Believe the Brevard County Real Estate Market Will Stay Strong

Why We Believe the Brevard County Real Estate Market Will Stay Strong

As local Realtors who live and work here every day, we get asked this question constantly: "Is now still a good time to buy or sell in Brevard County?" After years of watching this market up close — and looking at where the data points as we move through 2026 — our answer is yes, and here's why we believe it.

1. The "Space" in Space Coast Is Doing the Heavy Lifting

This is the biggest reason we're optimistic, and it's not hype — it's jobs. Continued growth from SpaceX, Blue Origin, NASA, and L3Harris keeps bringing a steady stream of high-income relocations into our area. Aerospace and defense jobs don't just support the people who work there directly; they ripple outward into every part of the local economy, from restaurants to contractors to, yes, real estate. As long as those companies keep expanding here, we expect steady buyer demand to follow.

2. Prices Are Stabilizing, Not Crashing

After the wild swings of 2020–2022, a lot of buyers have been waiting on the sidelines for a crash that simply hasn't materialized. The single-family home market in Brevard County has held remarkably steady — the median sales price has stayed essentially flat year-over-year in recent months, which is actually a sign of health, not weakness. Most local forecasts for 2026 point to modest, sustainable appreciation in the 2–4% range for single-family homes. That's the kind of slow, steady growth that protects the equity of people who already own here, without locking out the next generation of buyers.

3. Inventory Is Improving, But Not Flooding the Market

We're finally seeing more listings come to market compared to the ultra-tight years of 2021–2023, which gives buyers more room to breathe and compare options. But this is a gradual shift toward balance, not a flood. Homes that are priced well and show well are still moving — March 2026 actually saw closed sales for single-family homes rise over 7% compared to the same time the year before. That tells us real buyers are still out there and still active, even in a more measured market.

4. Rental Demand Remains Strong

With mortgage rates still elevated compared to the historic lows of a few years ago, more people are renting while they wait or save — and that's kept rental demand, and rental price growth, healthy across Brevard County. For anyone considering an investment property here, that's a meaningful signal about the underlying strength of housing demand in our area.

A Fair, Honest Caveat: Insurance Costs Are a Real Headwind

We'd be doing you a disservice if we only told you the good news. Florida's insurance market has become a genuine affordability challenge — premiums here run well above the national average, and for a standard-priced home, insurance can now add hundreds of dollars to a monthly payment. This "hidden mortgage" is real, and it's something every buyer needs to factor in and shop carefully for. It's also, frankly, one of the main reasons we don't expect runaway price growth here — affordability pressure keeps the market grounded.

Our Bottom Line

We're not in the business of promising the market will do anything specific — nobody can honestly do that. But when we look at the fundamentals driving Brevard County specifically — a growing, high-wage employment base tied to the space industry, historically steady (not speculative) price behavior, and a slow, healthy shift toward more balanced inventory — we see a market built on a real foundation, not hype. That's why we remain confident in Brevard County for the long haul, even while we stay realistic about the challenges (like insurance costs) that come with it.

If you're trying to figure out what any of this means for your specific situation — whether you're buying, selling, or just watching from the sidelines — we'd love to help you make sense of it.
