The Viera Tax Line Everyone Calls a CDD, Even When It Isn't

"The VECDD should not keep the residents in perpetual debt."

That line came from a Viera East homeowner named Robert Dale, speaking at a 2019 public hearing where the district's board voted to borrow more than $9 million for golf course and park upgrades. A survey of 265 Viera East residents taken before that meeting found 87 percent opposed the bond. The board approved it anyway, unanimously.

What happened next matters more to today's buyers than the vote itself, because it shows something the phrase "CDD fee" hides: in Viera, that fee is never one number, and depending on where you're standing, it might not even be a CDD.

A Clubhouse Bond That Skipped Six Mile Creek

The Viera East Community Development District owns and operates the Viera East Golf Club, an 18-hole course that opened in 1994 and remains one of the district's signature amenities.
